The Project

NWBreeze completed a commercial air duct cleaning at the Courtyard by Marriott Portland Downtown / Convention Center, in Portland's Lloyd District. The scope covered guest-floor supply runs, return plenums, and the larger trunks feeding common areas — clearing the heavy dust and fine debris that had accumulated in the system over years of high-occupancy use.

Why Hotels Are Different

A hotel HVAC system effectively runs around the clock. Guests bring in outside air every time a door opens, fabrics shed fibers in every room, and central returns pull all of that through the same duct network — day after day, season after season. Even a well-maintained property eventually accumulates the kind of buildup you'll see in the photos below.

For hospitality operators, that buildup shows up as:

  • Visible dust at supply registers and around vent grilles in guest rooms
  • Stale or "stuffy" air that affects guest experience and reviews
  • Higher static pressure on the air handlers, which raises energy use
  • Dust falling out at the first cycle after a long shoulder season

Periodic professional commercial air duct cleaning is a straightforward way to address all of the above without touching the mechanical equipment itself.

What Was Inside the Ducts

These two shots show what the system actually looked like before we cleaned it — a heavy dust layer coating the inside of the supply, including the kind of concentric rings that build up around branch take-offs over time. This is the material that ends up at the registers, on furniture, and on guest belongings if it isn't removed.

Our Process On-Site

  1. Walk-through with the engineering team to map runs, plan access, and schedule work around guest activity.
  2. Negative-pressure containment using truck-mounted vacuum equipment so dislodged debris is pulled out of the building, not pushed into rooms or corridors.
  3. Section-by-section agitation of supply trunks and branch runs with rotary brushes and compressed-air whips.
  4. Return plenum and grille cleaning at the air handlers and at every accessible return.
  5. Documentation — before/after photos handed off with the work order so the property has a clean visual record for ownership and management.

Outcomes

  • Heavy dust layer removed from guest-floor supply runs and return plenums.
  • No more visible dust falling from registers when air handlers ramp up.
  • Work completed without taking guest rooms offline beyond the immediate work area at any one time.
