Short answer: rinse your mini-split filters every few weeks, and plan a full professional cleaning about once a year — sooner if a head smells musty, blows weak air, or drips water. Filters only catch part of the dust. The blower wheel, coil fins, and drain pan behind them keep collecting buildup, and in our damp Pacific Northwest winters that's where mold and odor usually start.

At NW Breeze we're a family-owned team with 20+ years cleaning home comfort systems across Portland and Vancouver WA. Our mini-split cleaning service covers each indoor head and the outdoor unit, not just a filter wipe. Call (503) 935-7881 or request a visit.

What a mini-split collects over time

A ductless head pulls all of a room's air through one compact cabinet, sometimes around the clock now that many Portland–Vancouver homes heat with them all winter. Over months, that airflow leaves:

  • Dust, pet dander, and pollen on the filters and coil fins
  • Grime on the blower wheel (the long barrel-shaped fan), which the filter doesn't fully protect
  • Moisture and sludge in the drain pan, especially after cooling season
  • Cooking residue on heads near kitchens or in open floor plans
  • Leaves, pollen, and cottonwood fluff on the outdoor unit's fins

The inside of a head stays dark and often damp. Add dust and that's a good spot for mold, which is why so many musty odors trace back to the blower wheel and drain pan.

Signs your mini-split is due for a cleaning

  • Musty, sour, or "dirty sock" smell when the unit starts
  • Weaker airflow from one zone even with clean filters
  • Black specks or spots on the louvers or visible on the blower wheel (shine a flashlight through the vent with the unit off)
  • Water dripping from the indoor head, often a clogged drain pan or line
  • A room that won't hold temperature like it used to
  • Allergy symptoms that get worse when that zone runs
  • It's been more than a year since anyone cleaned past the filters

If you see ice on the lines, hear grinding or buzzing, or smell something electrical, turn the unit off and call a licensed HVAC technician. That's a repair question, not a cleaning one.

What a full NW Breeze mini-split cleaning includes

We clean the parts that affect air quality and efficiency, head to outdoor unit:

  1. Filters: removed, washed, and dried before they go back in
  2. Blower wheel: cleaned blade by blade, since it's the main source of mold odor
  3. Evaporator coil fins: cleared of dust and debris and straightened
  4. Drain pan and drain line: scrubbed and flushed to prevent overflow and mold growth
  5. Indoor housing and louvers: wiped inside and out
  6. Outdoor condenser unit: fins cleared of pollen, leaves, and debris
  7. Startup check: each unit is tested after cleaning to confirm normal operation

Honest assessment: we're a cleaning company. If we notice possible refrigerant issues, damaged fins, or electrical concerns, we point them out and refer you to a licensed HVAC technician. We won't sell you a repair.

DIY filter cleaning vs. professional deep cleaning

What you can do yourself (and should)

  • Turn the unit off, lift the front panel, and slide out the filters
  • Vacuum or rinse them with mild soap and water, then let them dry completely before putting them back
  • Do this every few weeks during heavy heating or cooling use (your owner's manual has the exact schedule)
  • Keep plants and debris a couple of feet away from the outdoor unit

What needs a pro

  • The blower wheel and coil sit deep inside the head, close to electrical parts. Reaching them takes partial disassembly and careful protection of your wall and floor.
  • Store-bought foaming sprays can push grime deeper or leave residue on the wheel, and they don't clean the drain pan.
  • A pro visit also gets the drain line and the outdoor unit, two things a filter rinse never touches.

Simple rule: filters are your job, and the inside of the head is ours.

Have ducts or a central system too?

Plenty of local homes run a mini-split in an addition or bonus room alongside a central furnace. If dust or odors show up across the whole house, we can also clean the main system with full-system air duct cleaning, and for central A/C there's outdoor coil cleaning.

FAQ

How often should a mini-split be professionally cleaned?

Most manufacturers and HVAC educators recommend a professional cleaning about once a year. Homes with pets, allergies, heads near the kitchen, or units that run all year may need it more often. Rinse the filters every few weeks in between.

Why does my mini-split smell musty?

A musty smell usually means mold or bacteria growing on the blower wheel, coil, or drain pan inside the head. A filter rinse won't reach that buildup, so you need a cleaning at the source.

Can I clean the blower wheel myself?

You can look at it with a flashlight, but cleaning it well usually means taking parts of the head apart near wiring. Most homeowners are better off cleaning the filters and leaving the blower wheel and coil to a professional.

Why is water dripping from my indoor unit?

The most common cause is a clogged drain pan or drain line. We scrub the pan and flush the line during every mini-split cleaning. If it keeps dripping afterward, a licensed HVAC technician should check the unit.

Do you clean mini-splits in Vancouver WA as well as Portland?

Yes. We serve the Portland metro and Vancouver WA, including Beaverton, Hillsboro, Lake Oswego, Gresham, Salmon Creek, Hazel Dell, Felida, and nearby areas. Call (503) 935-7881 or request a visit.

Breathe easier in every zone this winter

When the windows stay shut from November to March, your mini-split recirculates the same indoor air all day. A clean head moves more air, runs more quietly, and stops pushing that musty smell into the room. Call (503) 935-7881 or book your mini-split cleaning. You'll be working with a family-owned crew that's licensed, bonded, and insured.
